How the Nepali Land Units Work

Hilly system (पहाडी क्षेत्र): 1 Ropani = 16 Aana = 64 Paisa = 256 Daam. One Ropani is 5,476 sq ft (a plot of about 74 ft × 74 ft).

Terai system (तराई क्षेत्र): 1 Bigha = 20 Kattha = 400 Dhur. One Bigha is 72,900 sq ft — roughly 13.31 Ropani.

Because the two systems come from different regions, land in Kathmandu, Pokhara and the hills is quoted in Ropani-Aana, while land in the Terai (Chitwan, Bara, Jhapa, etc.) is quoted in Bigha-Kattha.
